Since our founding, we have been finding innovative solutions for underutilized sites without building rights and developing them to the point of construction readiness. With the launch of the first Land Development Fund in 2016, we made it possible for the first time to invest in this essential step of land development. This was the first time that the land development asset class was systematically established in Germany.

To date, four Land Development Funds have been launched that act as intermediaries for the acquisition of large, mixed-use, pre-developed sites. As financing for such sites without planning permission is often limited, Periskop's equity-based land development strategy provides developers and housing associations with access to much-needed land - and actively supports the creation of much-needed housing.

Sustainable real estate developers need capital that follows the same values. This is why we founded Periskop Capital in 2020 - the first provider of ESG-focused senior debt and mezzanine financing for real estate developments in Germany, Austria and Switzerland. Periskop Capital bridges the gap between supply and demand in the credit market for mezzanine construction and development financing, focusing on targeted investments in a diversified, ESG-oriented mezzanine portfolio, taking into account ESG aspects in order to promote environmentally responsible developments.

The establishment of Periskop Capital marked the first step from a specialized land developer to a holistic investment strategy advisor.

After land development and construction financing, Periskop successfully expanded into yielding real estate with a focus on selected asset classes. By capitalizing on key economic and demographic trends, we offer investors an increasingly broad range of unique investment opportunities across different risk and asset classes.

In 2020, Periskop Living was founded to address the social megatrend of an aging society. The diversified senior living portfolio focuses on nursing homes and assisted living in Germany and offers attractive returns with growth potential.

Periskop Logistics was founded in 2021 to expand the existing real estate portfolio. The investment strategy focuses on high-yield light industrial and logistics properties with value-add potential. Periskop Logistics benefits from the growing demand for e-commerce and Germany's key role in European industrial production.

2021 witnessed Periskop not only growing in terms of investment strategies but also in terms of geography. Periskop Poland was founded – expanding our land development strategy abroad in collaboration with local experts and capitalizing on Poland’s financing gap for land without building rights.

With our diversified business model, we have outgrown the old name "Deutsche Landentwicklung." The rebranding to Periskop marks the beginning of a new phase for the company. Periskop represents foresight, the ability to overcome obstacles, and the vision to look beyond the obvious. Our growth strategy continues to focus on the German real estate market, as well as opportunities in neighboring countries. In doing so, we address key megatrends such as the housing shortage, senior living, and the optimization of supply chains.

The founding of Periskop Opportunities marks another strategic milestone, enabling us to leverage cross-sector opportunities and expand our portfolio of expertise. The investment focus is on metropolitan regions and high-growth areas in Germany, with the aim of identifying, evaluating, and successfully executing attractive investment options across the entire capital structure.
