Periskop Poland announces the successful sale of an approximately 1.6-hectare residential development site in Warsaw, marking a key milestone in its investment strategy. Building on this success, the company is now launching its second land development fund in Poland to capitalise on the country’s strong market potential.
The sold site is located in the Warsaw district of Białołęka, a highly sought-after residential area with excellent infrastructure and strong connections to the city centre. The first land development fund initiated by Periskop Poland, founded in 2021, acquired the site in August 2022 to provide land for residential projects in one of Poland's fastest growing regions. The site was sold to a European project developer, generating a double-digit internal rate of return (IRR).
"The sale price achieved for this project highlights the strong demand in Poland's residential real estate sector,"
emphasized Monika Murawska, Managing Partner of Periskop Poland.
"The dynamic market continues to offer attractive returns. With a pipeline already in place, we are now launching the second land development fund."
The second Polish fund, Periskop Land Development Fund II (Poland), focuses on acquiring large plots of land without existing building permits in key university cities such as Warsaw, Wroclaw, Krakow, Poznan, and the "Tri-City" region (Gdansk-Gdynia-Sopot), with the aim of developing residential housing, student accommodation, and logistics facilities for small businesses. The fund's target volume is €70 million, with a planned term of five years.
